Gas safety in Wandsworth: the local picture
Gas safety work in Balham and Tooting terraces needs an accurate list of landlord-provided appliances and access to any boiler concealed within an extension or loft cupboard. By contrast, a Nine Elms apartment may use communal heating and have no individual gas boiler. Peachtree Maintenance establishes the relevant scope before arranging checks by Gas Safe registered engineers. Digital certificates document completed gas safety checks, while servicing and remedial repairs remain separately identified. Ask the building manager about shared plant rather than assuming an in-flat heating complaint calls for a domestic boiler visit.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
