Gas safety in Richmond upon Thames: the local picture
Richmond and St Margarets period houses can retain boilers and flues in positions shaped by earlier alterations, while Hampton family homes may have heating serving later additions. Peachtree Maintenance coordinates landlord gas safety checks by Gas Safe registered engineers, with appliance details and access established beforehand. For a Barnes conversion, confirm whether any relevant equipment sits outside the flat. Digital certificates support the landlord's records, but boiler servicing and corrective work should remain separately identified. Tell the person arranging the visit about known faults rather than waiting for the scheduled annual check to report them.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
