Gas safety in Hammersmith and Fulham: the local picture
Gas appliances in Fulham terrace conversions may sit in kitchens, rear extensions or cupboards reached through another room. For a landlord gas safety check, provide appliance details and arrange access to every relevant part of the let property. Peachtree Maintenance can coordinate the instruction and digital certificate records, with any unsafe findings explained separately. In Hammersmith mansion blocks, confirm whether heating is individual or communal before booking, since a flat without its own gas appliances needs a different assessment from a house with a boiler and cooker.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
