EICR in Hammersmith and Fulham: the local picture
Electrical installations around West Kensington range from older conversion wiring to later consumer unit replacements. An EICR should assess the installation within the agreed scope, rather than assume that a recently refurbished kitchen proves the whole flat is satisfactory. Arrange access to the consumer unit and sockets, and warn tenants about testing interruptions. For White City apartments, clarify the boundary with landlord supplies and communal equipment. Peachtree Maintenance can retain the report and identify recommended remedial instructions against the individual flat's record.
What the rules say
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the fixed electrical installation inspected and tested by a qualified person at least every five years, or sooner if the report says so.
A copy goes to tenants within 28 days, and to the council within 7 days if it asks. Where the report shows remedial work is required (codes C1, C2 or FI), that work should be completed within 28 days or the shorter time stated, with written confirmation kept.
