EICR in Brent: the local picture
Kilburn and Kensal Green conversions can involve electrical alterations accumulated through changes in layout and occupation. A useful EICR instruction identifies the actual dwelling supply, any shared circuits and the equipment outside the agreed scope. Modern Alperton flats also need a clear boundary between private and communal installations. Provide earlier reports and arrange access to relevant cupboards before testing. Peachtree Maintenance can connect the resulting report to authorised remedial work, keeping the digital evidence specific to the Brent address and installation inspected.
What the rules say
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the fixed electrical installation inspected and tested by a qualified person at least every five years, or sooner if the report says so.
A copy goes to tenants within 28 days, and to the council within 7 days if it asks. Where the report shows remedial work is required (codes C1, C2 or FI), that work should be completed within 28 days or the shorter time stated, with written confirmation kept.
