EICR in Camden: the local picture
Belsize Park conversions may contain electrical alterations made during successive subdivisions, so the flat consumer unit and supply should be clearly identified before an EICR. Bloomsbury shared homes also need access to all relevant parts of the installation, not only the hallway and kitchen. Peachtree Maintenance organises inspection and agreed remedial work using the stated premises and existing records. For Somers Town blocks, obtain any management permission required for intake cupboards. The dwelling report should remain distinct from inspection of communal lighting or other landlord supplies.
What the rules say
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the fixed electrical installation inspected and tested by a qualified person at least every five years, or sooner if the report says so.
A copy goes to tenants within 28 days, and to the council within 7 days if it asks. Where the report shows remedial work is required (codes C1, C2 or FI), that work should be completed within 28 days or the shorter time stated, with written confirmation kept.
