Fire risk assessment in Camden: the local picture
A fire risk assessment brief in Camden might concern common stairs in a Hampstead conversion, shared accommodation in Bloomsbury or managed circulation within a King's Cross block. The responsible person should identify the premises, provide existing documentation and arrange access to the relevant areas. Peachtree Maintenance can coordinate assessment and follow-up maintenance without treating all those buildings as the same type. Before replacing doors or sealing service openings, consider the building arrangements and any required consents, particularly where heritage features and shared escape routes meet.
What the rules say
The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person for common parts of multi occupied buildings, most HMOs and commercial premises to carry out a suitable fire risk assessment and keep it under review.
The Fire Safety Act 2021 confirmed this includes the building structure, external walls and flat entrance doors. Since October 2023 the full assessment must be recorded in writing. Reviews are expected regularly and after any significant change.
Camden licensing
Camden's borough-wide additional HMO licensing scheme came into force on 8 December 2025 and covers qualifying shared homes occupied by three or more people from two or more households. It also includes qualifying buildings converted into self-contained flats that do not meet the specified building standards where less than half the flats are owner-occupied.
