Gas safety in Camden: the local picture
Gas safety checks in Kentish Town houses often concern individual appliances, while a newer King's Cross apartment may receive heat from a communal installation. Confirm the system and landlord appliance list before arranging the visit. Peachtree Maintenance coordinates Gas Safe registered engineers and the relevant inspection records. In Hampstead conversions, meters and flue inspection points may require access beyond the flat itself. Provide previous records and tell the agent about altered kitchens or boiler cupboards so the engineer can understand the installation and the access needed for inspection.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
