Gas safety in Barnet: the local picture
Hendon conversions and extended houses in Mill Hill can have quite different gas arrangements, even where both use individual boilers. Provide details of landlord-supplied appliances, previous records and any known access restrictions before booking. A Gas Safe registered engineer must carry out the relevant checks, and defects need their own follow-up rather than being hidden by an inspection appointment. For Golders Green flats, identify whether heating is communal or supplied within the dwelling so the instruction covers the correct equipment and responsibilities.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
