Gas safety in Enfield: the local picture
Palmers Green houses often have individual heating systems, whereas apartments around Enfield Town or Enfield Lock may involve different supply arrangements. Establish which landlord-provided gas appliances and flues need checking and whether a communal system is outside the dwelling instruction. A Gas Safe registered engineer carries out the relevant inspection, with access arranged for occupied rooms and appliance locations. Keep the resulting record against the correct Enfield address and deal separately with any defect or recommendation requiring further authorised work.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
