Gas safety in Haringey: the local picture
Hornsey conversions can place a boiler, meter and flue in different parts of a subdivided building, so appliance locations and access should be confirmed before inspection. In a Tottenham Hale apartment, first establish whether the dwelling has its own gas installation or uses communal heating. The relevant checks must be completed by a Gas Safe registered engineer. Peachtree Maintenance can coordinate the appointment and digital record, while making clear that any defect requiring repair is a separate action rather than an automatic part of certification.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
