HMO licensing in Haringey: the local picture
Haringey's council guidance makes additional HMO licensing particularly relevant to smaller shared properties in Harringay, Bounds Green and Tottenham, as well as certain converted buildings. Confirm the precise category and exemptions with the council before preparing an application or changing occupation. Peachtree Maintenance can help organise safety records, photograph completed maintenance and coordinate agreed remedial work. That support does not determine room suitability, permitted occupation or licensing approval, which depend on the property's circumstances and the council's requirements for the address.
What the rules say
In England a mandatory licence is needed where five or more people from two or more households share facilities such as a kitchen or bathroom. Councils can also run additional licensing for smaller HMOs and selective licensing for other private lets.
Applications usually need current gas, electrical and fire safety documents, floor plans and management details. Licences commonly run for up to five years and carry conditions. We help gather the evidence and keep it current. We are not a law firm.
Haringey licensing
Haringey's additional HMO licensing scheme covers HMOs throughout the borough that are not covered by mandatory HMO licensing, including Section 257 HMOs. The council states that all property rented as an HMO in the borough requires a licence, subject to the statutory exemptions described in its guidance.
