HMO licensing in Islington: the local picture
Islington's additional HMO scheme includes qualifying smaller shared homes, so a Holloway or Archway letting should be checked using actual household and facility details. The borough also has selective licensing arrangements, with a further designation due to start in November 2026. Peachtree Maintenance helps collate inspection records and coordinate remedial work against council correspondence or existing conditions. Send current plans and occupancy information, not only an old letting advert. Confirm the address and relevant scheme with the council, keeping planning and lease consent separate from licensing.
What the rules say
In England a mandatory licence is needed where five or more people from two or more households share facilities such as a kitchen or bathroom. Councils can also run additional licensing for smaller HMOs and selective licensing for other private lets.
Applications usually need current gas, electrical and fire safety documents, floor plans and management details. Licences commonly run for up to five years and carry conditions. We help gather the evidence and keep it current. We are not a law firm.
Islington licensing
Islington's borough-wide additional HMO designation took effect on 1 February 2026 and includes qualifying homes occupied by three or four people from two or more households and specified converted buildings. The council also operates selective licensing and has published a further selective designation for seven named wards starting on 23 November 2026, so address coverage and commencement must be checked.
