Landlord compliance in Islington: the local picture
For an Islington portfolio, the compliance record for a Barnsbury conversion should identify shared building responsibilities differently from a self-contained Highbury house. Peachtree Maintenance coordinates relevant inspections and maintenance using the actual layout and letting arrangements supplied. Include licence conditions, previous reports and any freeholder approvals still outstanding. Around Caledonian Road, newer buildings may have management-held documentation for communal heat or common areas. Retain that information alongside, but not in place of, the records for the individual tenancy and equipment the landlord is responsible for maintaining.
What the rules say
Most lets need a gas safety record every 12 months where there is gas, an EICR at least every five years, a valid EPC rated E or above, and working smoke and carbon monoxide alarms. HMOs and licensed properties usually carry further requirements.
Managed compliance means one calendar for every certificate, renewals booked before they lapse and documents stored digitally per property, so you can show what was done and when.
Islington licensing
Islington's borough-wide additional HMO designation took effect on 1 February 2026 and includes qualifying homes occupied by three or four people from two or more households and specified converted buildings. The council also operates selective licensing and has published a further selective designation for seven named wards starting on 23 November 2026, so address coverage and commencement must be checked.
