Landlord compliance in Hackney: the local picture
An agent managing a Shoreditch flat above a commercial unit and a Stamford Hill family house needs property-specific records, not a single generic checklist. Peachtree Maintenance helps coordinate gas and electrical documentation, relevant fire safety actions and repair evidence around each tenancy. Provide existing certificates, any council correspondence and the managing agent's details where communal areas are involved. Digital certificates and photo evidence on every job make the handover clearer, while monthly consolidated invoicing can support agents administering several Hackney addresses through one point of contact.
What the rules say
Most lets need a gas safety record every 12 months where there is gas, an EICR at least every five years, a valid EPC rated E or above, and working smoke and carbon monoxide alarms. HMOs and licensed properties usually carry further requirements.
Managed compliance means one calendar for every certificate, renewals booked before they lapse and documents stored digitally per property, so you can show what was done and when.
Hackney licensing
Hackney's selective licensing scheme covers qualifying private lets occupied by a single household, a single tenant or two sharers in 17 named wards, including Dalston, Clissold, Homerton and Stoke Newington. The council's borough-wide additional HMO scheme covers shared homes occupied by three or four people from two or more households, subject to exemptions.
