EICR and electrical safety in Hackney

Electrical installation condition reports for rented homes across Hackney, including Dalston, Stoke Newington, Clapton and Homerton. We arrange access with tenants, attend with qualified engineers and send digital records with photos after every visit.

EICR in Hackney: the local picture

Electrical inspections in Stoke Newington conversions should start with identifying which consumer unit serves each flat and whether landlord supplies are separate. Altered kitchens, loft rooms and older wiring can make the installation less straightforward than the floor plan suggests. Peachtree Maintenance coordinates EICRs and records any remedial recommendations against the correct dwelling. For Homerton blocks, access to intake cupboards may need the managing agent's involvement. An inspection report describes the installation's condition; it does not replace permission to work on communal electrical equipment.

What the rules say

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the fixed electrical installation inspected and tested by a qualified person at least every five years, or sooner if the report says so.

A copy goes to tenants within 28 days, and to the council within 7 days if it asks. Where the report shows remedial work is required (codes C1, C2 or FI), that work should be completed within 28 days or the shorter time stated, with written confirmation kept.

Questions

EICR in Hackney: FAQs

01

Do you cover all of Hackney?

We cover Dalston, Stoke Newington, Clapton, Homerton, Hackney Central, Hackney Wick, London Fields, Shoreditch, Stamford Hill, De Beauvoir Town, including postcode districts E5, E8, E9, N1, N4, N16, EC2A. Tell us the full postcode when you ask for a quote and we will confirm.

02

Does licensing in Hackney affect eicr?

Hackney Council runs its own licensing arrangements on top of national mandatory HMO licensing. Our summary was last checked on 2026-10-20; always confirm the current position on the council website. Licence conditions commonly require current safety certificates to be available on request, which is why we keep every document digitally against the property.

03

Does an EICR always last five years?

No. Five years is the maximum normal interval under these regulations, not a guaranteed period for every installation. The inspector may specify a shorter interval because of the condition or use of the installation. Follow the report and investigate significant changes or damage rather than waiting for renewal.

04

Does a change of tenant mean I need a new EICR?

Not automatically, if the existing report remains valid and applicable and required remedial actions have been completed. Give the new tenant the report before occupation. Check for damage or alterations between tenancies and arrange professional advice if the installation's condition may have changed.
