EICR and electrical safety in Tower Hamlets

Electrical installation condition reports for rented homes across Tower Hamlets, including Whitechapel, Bethnal Green, Bow and Mile End. We arrange access with tenants, attend with qualified engineers and send digital records with photos after every visit.

Bow conversions and Poplar apartment blocks can both contain electrical supplies that are not obvious from the front door. Provide previous reports and identify the flat's consumer unit before an EICR appointment. Access to communal intake equipment may need separate approval, especially in managed developments around South Quay. Peachtree Maintenance organises inspection and any agreed remedial work, keeping the report specific to its stated scope. Commercial installations beneath Whitechapel flats should not be assumed to form part of the residential inspection without confirming responsibility.

What the rules say

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the fixed electrical installation inspected and tested by a qualified person at least every five years, or sooner if the report says so.

A copy goes to tenants within 28 days, and to the council within 7 days if it asks. Where the report shows remedial work is required (codes C1, C2 or FI), that work should be completed within 28 days or the shorter time stated, with written confirmation kept.

Questions

EICR in Tower Hamlets: FAQs

01

Do you cover all of Tower Hamlets?

We cover Whitechapel, Bethnal Green, Bow, Mile End, Stepney, Limehouse, Poplar, Canary Wharf, Isle of Dogs, Wapping, Spitalfields, including postcode districts E1, E1W, E2, E3, E14. Tell us the full postcode when you ask for a quote and we will confirm.

02

Does licensing in Tower Hamlets affect eicr?

Tower Hamlets Council runs its own licensing arrangements on top of national mandatory HMO licensing. Our summary was last checked on 2026-10-20; always confirm the current position on the council website. Licence conditions commonly require current safety certificates to be available on request, which is why we keep every document digitally against the property.

03

Does an EICR always last five years?

No. Five years is the maximum normal interval under these regulations, not a guaranteed period for every installation. The inspector may specify a shorter interval because of the condition or use of the installation. Follow the report and investigate significant changes or damage rather than waiting for renewal.

04

Does a change of tenant mean I need a new EICR?

Not automatically, if the existing report remains valid and applicable and required remedial actions have been completed. Give the new tenant the report before occupation. Check for damage or alterations between tenancies and arrange professional advice if the installation's condition may have changed.
