EICR and electrical safety in Greenwich

Electrical installation condition reports for rented homes across Greenwich, including Greenwich, East Greenwich, Greenwich Peninsula and Charlton. We arrange access with tenants, attend with qualified engineers and send digital records with photos after every visit.

EICR in Greenwich: the local picture

An EICR in an East Greenwich conversion needs a clear boundary between the flat's wiring and shared supplies. In Charlton and Eltham houses, later kitchens, loft rooms or garden circuits may have changed the installation since the previous inspection. Provide earlier reports and records of remedial work, and confirm access to the consumer unit and intake equipment. Peachtree Maintenance coordinates inspection and authorised follow-up tasks, with digital records linked to the correct property rather than using a block-wide document as assumed cover for every flat.

What the rules say

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the fixed electrical installation inspected and tested by a qualified person at least every five years, or sooner if the report says so.

A copy goes to tenants within 28 days, and to the council within 7 days if it asks. Where the report shows remedial work is required (codes C1, C2 or FI), that work should be completed within 28 days or the shorter time stated, with written confirmation kept.

Questions

EICR in Greenwich: FAQs

01

Do you cover all of Greenwich?

We cover Greenwich, East Greenwich, Greenwich Peninsula, Charlton, Woolwich, Plumstead, Abbey Wood, Eltham, Kidbrooke, Blackheath, Shooters Hill, Thamesmead, including postcode districts SE3, SE7, SE9, SE10, SE18, SE28, SE2. Tell us the full postcode when you ask for a quote and we will confirm.

02

Does licensing in Greenwich affect eicr?

Greenwich Council runs its own licensing arrangements on top of national mandatory HMO licensing. Our summary was last checked on 2026-10-20; always confirm the current position on the council website. Licence conditions commonly require current safety certificates to be available on request, which is why we keep every document digitally against the property.

03

Does an EICR always last five years?

No. Five years is the maximum normal interval under these regulations, not a guaranteed period for every installation. The inspector may specify a shorter interval because of the condition or use of the installation. Follow the report and investigate significant changes or damage rather than waiting for renewal.

04

Does a change of tenant mean I need a new EICR?

Not automatically, if the existing report remains valid and applicable and required remedial actions have been completed. Give the new tenant the report before occupation. Check for damage or alterations between tenancies and arrange professional advice if the installation's condition may have changed.
