Fire risk assessment in Greenwich: the local picture
Fire risk assessment planning in Greenwich should distinguish a shared Plumstead entrance hall from the communal corridors and systems of a Royal Arsenal block. Identify the responsible person, the common parts and the existing evacuation arrangements before confirming scope. A landlord of one apartment may need information from the managing agent rather than authority to alter communal equipment. Peachtree Maintenance supports assessment coordination and documented repairs within an agreed remit, with photographic evidence helping the property manager track completed tasks against the relevant assessment findings.
What the rules say
The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person for common parts of multi occupied buildings, most HMOs and commercial premises to carry out a suitable fire risk assessment and keep it under review.
The Fire Safety Act 2021 confirmed this includes the building structure, external walls and flat entrance doors. Since October 2023 the full assessment must be recorded in writing. Reviews are expected regularly and after any significant change.
Greenwich licensing
Greenwich operates borough-wide additional HMO licensing for smaller shared properties. Its selective licensing guidance covers eligible single-household or two-individual rentals in Woolwich Riverside, Woolwich Common, Shooters Hill, Plumstead Common and Plumstead Glyndon, with exemptions including licensed HMOs; check the exact address against council information.
