Fire risk assessment in Lewisham: the local picture
Fire risk assessment in Forest Hill and Honor Oak converted houses should account for shared stairs, entrance doors and the separation between flats. In Deptford apartment blocks, management arrangements and communal systems can bring different responsibilities. A competent assessor should establish the appropriate scope with the responsible person, including any relevant building information. Peachtree Maintenance can support access and coordinate practical maintenance following the assessment. Photographs can document completed work, but they do not replace a building-specific assessment or demonstrate that every outstanding fire action has been resolved.
What the rules say
The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person for common parts of multi occupied buildings, most HMOs and commercial premises to carry out a suitable fire risk assessment and keep it under review.
The Fire Safety Act 2021 confirmed this includes the building structure, external walls and flat entrance doors. Since October 2023 the full assessment must be recorded in writing. Reviews are expected regularly and after any significant change.
Lewisham licensing
Lewisham selective licensing came into effect on 1 July 2024 and covers nearly all privately rented properties in the borough not already covered by HMO licensing schemes. The council provides an interactive address map and designation notice to confirm which properties and areas are included.
