Fire risk assessment in Southwark: the local picture
Southwark fire risk arrangements should distinguish a converted house in Nunhead from a managed riverside block in Rotherhithe. The responsible person and competent assessor need to establish the relevant premises, escape routes and shared facilities before recommendations are made. Flat entrance doors and alterations to service routes may affect more than one owner. Peachtree Maintenance can coordinate access and practical maintenance arising from an assessment, with photo evidence of completed work. Building-specific findings should guide action rather than assumptions based solely on the postcode.
What the rules say
The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person for common parts of multi occupied buildings, most HMOs and commercial premises to carry out a suitable fire risk assessment and keep it under review.
The Fire Safety Act 2021 confirmed this includes the building structure, external walls and flat entrance doors. Since October 2023 the full assessment must be recorded in writing. Reviews are expected regularly and after any significant change.
Southwark licensing
Southwark selective licensing applies to qualifying private rentals outside mandatory or additional HMO licensing in its listed wards, including Peckham, Rotherhithe, Camberwell Green, Dulwich Hill and Dulwich Wood. The council lists the full ward coverage and provides an address map, which should be checked for each property.
