EICR and electrical safety in Southwark

Electrical installation condition reports for rented homes across Southwark, including Bermondsey, Rotherhithe, Canada Water and Peckham. We arrange access with tenants, attend with qualified engineers and send digital records with photos after every visit.

EICR in Southwark: the local picture

In Peckham and Walworth, electrical inspection can involve older flats with circuits altered during kitchen replacements or subdivision. Canada Water apartments may instead have clearly separated dwelling supplies and communal installations managed by different parties. Agree the EICR scope and access to the correct consumer unit before attendance. Peachtree Maintenance can organise inspection by an appropriately qualified person, keep the report with the property record and coordinate approved remedial work. A modern-looking finish is not evidence that the underlying installation is satisfactory.

What the rules say

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the fixed electrical installation inspected and tested by a qualified person at least every five years, or sooner if the report says so.

A copy goes to tenants within 28 days, and to the council within 7 days if it asks. Where the report shows remedial work is required (codes C1, C2 or FI), that work should be completed within 28 days or the shorter time stated, with written confirmation kept.

EICR in Southwark: FAQs

01

Do you cover all of Southwark?

We cover Bermondsey, Rotherhithe, Canada Water, Peckham, Camberwell, Dulwich, Walworth, Elephant and Castle, Nunhead, Bankside, including postcode districts SE1, SE5, SE15, SE16, SE17, SE21, SE22, SE24. Tell us the full postcode when you ask for a quote and we will confirm.

02

Does licensing in Southwark affect eicr?

Southwark Council runs its own licensing arrangements on top of national mandatory HMO licensing. Our summary was last checked on 2026-10-20; always confirm the current position on the council website. Licence conditions commonly require current safety certificates to be available on request, which is why we keep every document digitally against the property.

03

Does an EICR always last five years?

No. Five years is the maximum normal interval under these regulations, not a guaranteed period for every installation. The inspector may specify a shorter interval because of the condition or use of the installation. Follow the report and investigate significant changes or damage rather than waiting for renewal.

04

Does a change of tenant mean I need a new EICR?

Not automatically, if the existing report remains valid and applicable and required remedial actions have been completed. Give the new tenant the report before occupation. Check for damage or alterations between tenancies and arrange professional advice if the installation's condition may have changed.
