HMO licensing in Southwark: the local picture
Peckham shared houses, Camberwell flat shares and converted buildings in Bermondsey can raise different Southwark licensing questions. The council additional scheme includes smaller HMOs and specified section 257 converted buildings, so the building layout and ownership can matter alongside household numbers. Peachtree Maintenance can help assemble safety documents, occupancy information and a schedule of required maintenance. Check the council guidance for the exact category and exemptions before applying. A licence application does not substitute for resolving defects or keeping the supporting records current.
What the rules say
In England a mandatory licence is needed where five or more people from two or more households share facilities such as a kitchen or bathroom. Councils can also run additional licensing for smaller HMOs and selective licensing for other private lets.
Applications usually need current gas, electrical and fire safety documents, floor plans and management details. Licences commonly run for up to five years and carry conditions. We help gather the evidence and keep it current. We are not a law firm.
Southwark licensing
Southwark selective licensing applies to qualifying private rentals outside mandatory or additional HMO licensing in its listed wards, including Peckham, Rotherhithe, Camberwell Green, Dulwich Hill and Dulwich Wood. The council lists the full ward coverage and provides an address map, which should be checked for each property.
