HMO licensing in Lambeth: the local picture
For Lambeth shared accommodation, gather the current floor plan, room use, household details and safety records before preparing licensing paperwork. Stockwell flat shares and Streatham converted houses may fall into different categories depending on occupation and construction. The council publishes borough-wide additional HMO licensing alongside mandatory licensing, so smaller sharings should not be dismissed automatically. Peachtree Maintenance can support document collation and works linked to identified defects. Confirm the applicable scheme and any licence conditions with Lambeth; assistance with maintenance is not a guarantee of licence approval.
What the rules say
In England a mandatory licence is needed where five or more people from two or more households share facilities such as a kitchen or bathroom. Councils can also run additional licensing for smaller HMOs and selective licensing for other private lets.
Applications usually need current gas, electrical and fire safety documents, floor plans and management details. Licences commonly run for up to five years and carry conditions. We help gather the evidence and keep it current. We are not a law firm.
Lambeth licensing
Lambeth selective licensing covers qualifying privately rented homes occupied by one household or no more than two unrelated sharers in all wards except Vauxhall and Waterloo & South Bank. The council lists the first phase from 2 September 2024 and the second from 1 September 2025; HMO licensing is assessed separately.
