Landlord compliance in Lambeth: the local picture
A portfolio spanning Waterloo apartments and Tulse Hill terraces needs property-level compliance records rather than a single borough checklist. Track gas safety where applicable, electrical reports, fire actions and licensing requirements against the actual address and tenancy arrangement. Shared plant and communal areas may sit with a separate managing agent, so record that division explicitly. Peachtree Maintenance offers one point of contact for coordinated work, photo evidence on every job and digital certificates. Monthly consolidated invoicing for agents can retain individual references for each Lambeth property.
What the rules say
Most lets need a gas safety record every 12 months where there is gas, an EICR at least every five years, a valid EPC rated E or above, and working smoke and carbon monoxide alarms. HMOs and licensed properties usually carry further requirements.
Managed compliance means one calendar for every certificate, renewals booked before they lapse and documents stored digitally per property, so you can show what was done and when.
Lambeth licensing
Lambeth selective licensing covers qualifying privately rented homes occupied by one household or no more than two unrelated sharers in all wards except Vauxhall and Waterloo & South Bank. The council lists the first phase from 2 September 2024 and the second from 1 September 2025; HMO licensing is assessed separately.
