Gas safety in Lambeth: the local picture
Gas checks in Lambeth need to reflect both older conversions and newer apartment layouts. A Streatham house may have a landlord-provided boiler and gas hob, while a Vauxhall flat may receive communal heat without an individual gas appliance. Establish the installation before arranging attendance. A Gas Safe registered engineer should inspect the relevant appliances and flues, with access agreed for occupied rooms and cupboards. Peachtree Maintenance can organise the visit, retain the digital gas safety record and flag follow-up work separately from the inspection outcome.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
