Gas safety in Croydon: the local picture
Croydon gas safety preparation starts by distinguishing individual heating from communal services. A South Croydon house may have a landlord-provided boiler and hob, while an East Croydon apartment may not contain a gas appliance at all. Confirm the actual installation and access to relevant appliances, meter and flue before arranging checks by a Gas Safe registered engineer. Peachtree Maintenance can coordinate the appointment and digital record, with any required follow-up clearly identified. Repairs involving block-managed equipment should be referred through the appropriate building contact rather than assumed to be private appliance work.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
