Gas safety in Bromley: the local picture
Gas inspections in Bromley often involve individual heating systems in Orpington or West Wickham family houses, but Beckenham flats can have different arrangements. Establish which appliances are landlord-provided and ensure the boiler, meter and flue inspection points are accessible. A Gas Safe registered engineer should undertake the relevant checks and issue the appropriate record. Peachtree Maintenance can coordinate appointments and digital documentation, with any repair recommendations recorded separately. Where a home has been extended, provide information about relocated boilers or altered flue routes before attendance.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
