Gas safety in Lewisham: the local picture
Gas safety arrangements differ between a Lee family house and a Deptford apartment served by communal heating. Confirm the actual gas installation and landlord-provided appliances before booking checks, including access to the boiler, meter and relevant flue route. A Gas Safe registered engineer should undertake the inspection and identify any issues within its scope. Peachtree Maintenance can organise resident access and retain the digital record. Where a fault belongs to a shared system, the report should identify the need for building-manager involvement rather than assume an individual boiler repair.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
