Gas safety in Southwark: the local picture
Bermondsey warehouse conversions and Camberwell terraces require different preparation for gas safety visits. Identify whether the home has individual gas appliances, an accessible meter and a flue route that can be inspected, rather than assuming every Southwark flat has its own boiler. A Gas Safe registered engineer should carry out the relevant checks. Peachtree Maintenance can coordinate attendance with residents and, where necessary, the building manager. Digital records help agents distinguish a completed inspection from outstanding repair recommendations or a separate communal heating issue.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
