Gas safety in Tower Hamlets: the local picture
A Stepney house with its own boiler presents a different gas safety brief from a Canary Wharf flat supplied by communal heating. Establish which gas appliances and flues belong to the letting before arranging a check. Peachtree Maintenance coordinates Gas Safe registered engineers and digital records for the installation inspected. In Bethnal Green conversions, separate tenancy access may be needed to reach appliances or meters. Report any suspected gas escape through the appropriate emergency service rather than waiting for a routine certificate appointment to investigate it.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
