Landlord compliance in Tower Hamlets: the local picture
A portfolio spanning Wapping warehouse flats, Stepney houses and Canary Wharf apartments has several layers of responsibility. Internal tenancy records should sit alongside the building manager's details, relevant licence conditions and information about communal systems. Peachtree Maintenance coordinates inspections and maintenance with one point of contact, retaining photo evidence on every job and digital certificates where issued. Agents can request monthly consolidated invoicing while maintaining separate records for each address. This makes it easier to distinguish a landlord's completed action from a matter still awaiting freeholder approval.
What the rules say
Most lets need a gas safety record every 12 months where there is gas, an EICR at least every five years, a valid EPC rated E or above, and working smoke and carbon monoxide alarms. HMOs and licensed properties usually carry further requirements.
Managed compliance means one calendar for every certificate, renewals booked before they lapse and documents stored digitally per property, so you can show what was done and when.
Tower Hamlets licensing
Tower Hamlets' additional licensing designation covers the whole borough and requires privately let shared properties, including flats, occupied by three or more people from two or more households to be licensed, subject to the applicable licensing route and exemptions. The designation runs from 1 April 2024 to 31 March 2029 unless revoked earlier.
