Landlord compliance in Newham: the local picture
Newham agents may manage an East Ham family terrace, a Forest Gate conversion and a Royal Docks apartment within the same portfolio. Licensing boundaries and building management responsibilities need to be recorded for each address rather than inferred from the postcode. Peachtree Maintenance supports coordinated inspection bookings, digital certificates and photo evidence on every job. One point of contact and monthly consolidated invoicing help organise instructions, while separate property records preserve the distinction between completed landlord repairs, outstanding remedial actions and matters referred to a building manager or council.
What the rules say
Most lets need a gas safety record every 12 months where there is gas, an EICR at least every five years, a valid EPC rated E or above, and working smoke and carbon monoxide alarms. HMOs and licensed properties usually carry further requirements.
Managed compliance means one calendar for every certificate, renewals booked before they lapse and documents stored digitally per property, so you can show what was done and when.
Newham licensing
Newham's selective licensing designation began on 1 June 2023 and covers qualifying rented residential accommodation that does not fall within mandatory or additional HMO licensing. It applies across the borough except Stratford Olympic Park and Royal Victoria wards, subject to exemptions.
