HMO licensing in Newham: the local picture
Shared accommodation in Plaistow, Upton Park and Manor Park should be assessed using the real household composition and shared facilities. National mandatory HMO licensing applies to five or more people from two or more households sharing facilities, subject to exemptions; check other applicable council licensing requirements for smaller shared lets. Peachtree Maintenance can assemble inspection records and coordinate repairs against an existing licence or council request. Provide the current layout and occupancy details, and seek council confirmation before treating a former family house as suitable for additional sharers.
What the rules say
In England a mandatory licence is needed where five or more people from two or more households share facilities such as a kitchen or bathroom. Councils can also run additional licensing for smaller HMOs and selective licensing for other private lets.
Applications usually need current gas, electrical and fire safety documents, floor plans and management details. Licences commonly run for up to five years and carry conditions. We help gather the evidence and keep it current. We are not a law firm.
Newham licensing
Newham's selective licensing designation began on 1 June 2023 and covers qualifying rented residential accommodation that does not fall within mandatory or additional HMO licensing. It applies across the borough except Stratford Olympic Park and Royal Victoria wards, subject to exemptions.
