Gas safety in Newham: the local picture

East Ham terraces and shared houses in Plaistow often need appliance access coordinated with several residents, especially where a boiler is inside a bedroom or cupboard. Send appliance details and previous records before booking a gas safety check through Peachtree Maintenance. Checks are undertaken by Gas Safe registered engineers, with digital records for the inspected installation. Around Stratford and the Royal Docks, first establish whether the apartment has gas appliances at all or receives communal heat, as the maintenance responsibilities and relevant documentation can be different.

What the rules say

Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.

Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.

Questions

Gas safety in Newham: FAQs

01

02

Does licensing in Newham affect gas safety?

Newham Council runs its own licensing arrangements on top of national mandatory HMO licensing. Our summary was last checked on 2026-10-20; always confirm the current position on the council website. Licence conditions commonly require current safety certificates to be available on request, which is why we keep every document digitally against the property.

03

Is a CP12 the same as a gas safety certificate?

CP12 is a widely used name for the landlord gas safety record. The important point is that the record contains the required information and follows a proper check by an appropriately registered engineer. Its title alone does not establish that the installation is safe.

04

Does a boiler service include the landlord gas safety check?

Not automatically. A service follows the appliance's maintenance needs, while the landlord check has a specific safety and recording purpose. They can sometimes be arranged together, but confirm both tasks are booked and that you receive the landlord gas safety record.
