Gas safety in Redbridge: the local picture
Gas checks in Redbridge need an accurate account of the appliances serving each letting. An Ilford terrace converted into flats may have separate boilers behind similar entrance doors, while a Barkingside family house may have a boiler in an extension. Peachtree Maintenance coordinates checks by a Gas Safe registered engineer and records access details against the correct dwelling. Provide the previous gas record and tell us about any recent kitchen alterations, blocked cupboards or appliances supplied with the tenancy before the visit.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
