Fire risk assessment in Redbridge: the local picture
Converted houses in Wanstead and South Woodford can have common entrance halls that look domestic but serve several households. A fire risk assessment must consider the actual shared areas, escape route and management arrangements rather than copy assumptions from a neighbouring house. Around Ilford, a flat above a shop can introduce a different relationship between commercial and residential access. Peachtree Maintenance can coordinate assessment and follow-up work, with the responsible person confirming scope and providing existing fire safety records for review.
What the rules say
The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person for common parts of multi occupied buildings, most HMOs and commercial premises to carry out a suitable fire risk assessment and keep it under review.
The Fire Safety Act 2021 confirmed this includes the building structure, external walls and flat entrance doors. Since October 2023 the full assessment must be recorded in writing. Reviews are expected regularly and after any significant change.
