EICR in Redbridge: the local picture

Electrical inspections around Seven Kings and Goodmayes often involve houses altered over several tenancies. Older circuits, newer extensions and separately supplied flats need to be distinguished before an EICR is scoped. At Gants Hill apartment buildings, confirm arrangements for meter cupboards as well as the consumer unit inside the dwelling. Peachtree Maintenance keeps the inspection outcome and any remedial recommendations together, allowing the landlord to see which issues concern the individual flat and which require discussion with the building manager.

What the rules say

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the fixed electrical installation inspected and tested by a qualified person at least every five years, or sooner if the report says so.

A copy goes to tenants within 28 days, and to the council within 7 days if it asks. Where the report shows remedial work is required (codes C1, C2 or FI), that work should be completed within 28 days or the shorter time stated, with written confirmation kept.

EICR in Redbridge: FAQs

01

02

Does licensing in Redbridge affect eicr?

Redbridge Council runs its own licensing arrangements on top of national mandatory HMO licensing. Our summary was last checked on 2026-10-20; always confirm the current position on the council website. Licence conditions commonly require current safety certificates to be available on request, which is why we keep every document digitally against the property.

03

Does an EICR always last five years?

No. Five years is the maximum normal interval under these regulations, not a guaranteed period for every installation. The inspector may specify a shorter interval because of the condition or use of the installation. Follow the report and investigate significant changes or damage rather than waiting for renewal.

04

Does a change of tenant mean I need a new EICR?

Not automatically, if the existing report remains valid and applicable and required remedial actions have been completed. Give the new tenant the report before occupation. Check for damage or alterations between tenancies and arrange professional advice if the installation's condition may have changed.
