EICR in Havering: the local picture
An EICR for a Havering property should reflect the installation as it stands, including alterations to interwar houses around Elm Park and Gidea Park. Added sockets, garden supplies or loft circuits can sit alongside older wiring and need appropriate inspection. For Harold Wood flats, establish whether a shared electrical intake is accessible through the building manager. Peachtree Maintenance can coordinate inspection and subsequent remedial work, keeping the report distinct from quotes and completion records so the agent can track the remaining actions.
What the rules say
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the fixed electrical installation inspected and tested by a qualified person at least every five years, or sooner if the report says so.
A copy goes to tenants within 28 days, and to the council within 7 days if it asks. Where the report shows remedial work is required (codes C1, C2 or FI), that work should be completed within 28 days or the shorter time stated, with written confirmation kept.
