Gas safety in Havering: the local picture
Gas safety arrangements for a Hornchurch or Cranham family house should identify every landlord-supplied gas appliance, including equipment in an extension or utility room. Romford flats may have more restricted access to boiler cupboards and flues. Peachtree Maintenance coordinates the visit with a Gas Safe registered engineer and links the resulting record to the specific letting. Tell us about access restrictions, recent heating work and any previous warning notices so outstanding concerns are not lost between landlord, tenant and managing agent.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
