Gas safety in Barking and Dagenham: the local picture
Becontree houses often have heating installations altered well after their original construction. Before a gas safety visit, identify the current boiler location and every relevant landlord-supplied gas appliance rather than relying on an old room description. Barking flats may also need coordinated entry to reach flues or service spaces. Peachtree Maintenance arranges checks through a Gas Safe registered engineer and retains the correct dwelling reference, with any recorded defect or follow-up recommendation distinguished from the annual gas safety record itself.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
