Gas safety in Greenwich: the local picture
Gas arrangements in Greenwich range from individual boilers in Plumstead terraces to apartments where heating may come from a communal system. Establish what gas appliances, if any, serve the specific letting before booking a landlord gas safety visit. For an Eltham house, include equipment in extensions or utility spaces and provide the previous record. Peachtree Maintenance coordinates checks by a Gas Safe registered engineer where required, keeping the dwelling reference clear and distinguishing the gas safety record from any separate repair or heating performance investigation.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
