Conversions on hills and residential streets
Hampstead and Belsize Park contain large older houses divided into flats, often with service routes that reflect several stages of alteration. A bathroom repair in one tenancy can involve a pipe passing through another flat or an external route controlled by the freeholder. Supply earlier investigation notes and identify who can approve opening up or making good. Where a building is listed or subject to other restrictions, replacement details may need agreement beyond the individual landlord instruction.
Kentish Town and Gospel Oak mix terraces, converted houses and estate accommodation. A property described as a house share may have changed room use since its last inspection, while a converted flat may have an entrance shared with several other dwellings. Current plans and occupancy information are therefore useful alongside certificates. Peachtree Maintenance can arrange work against the actual layout, rather than assuming an old letting plan accurately shows kitchens, bathrooms or the route residents use to leave.
University lettings and the southern borough
Bloomsbury and Holborn have student and professional lettings alongside institutional buildings and busy commercial streets. Shared occupation needs clear appointment arrangements: one resident agreeing a visit does not necessarily provide access to every bedroom or appliance. Explain the inspection scope to all affected occupiers and confirm access to the required rooms. In flats above shops near Tottenham Court Road, identify the residential entrance and whether service isolation affects the business below before an electrical or plumbing instruction is finalised.
King's Cross apartments and portfolio handovers
The redevelopment around King's Cross and the established homes of Somers Town sit close together but can have very different maintenance arrangements. Newer apartments may rely on communal heat and restricted service risers, while neighbouring houses have individual equipment. West Hampstead's rail connections also support lettings across a mix of purpose-built blocks and conversions. Keep building contacts and equipment information with each address. Camden's additional HMO licensing reaches smaller shared homes and some converted buildings, so tenancy changes should prompt a fresh check of occupancy and any licence conditions.
Licensing in Camden
Camden's borough-wide additional HMO licensing scheme came into force on 8 December 2025 and covers qualifying shared homes occupied by three or more people from two or more households. It also includes qualifying buildings converted into self-contained flats that do not meet the specified building standards where less than half the flats are owner-occupied.
