Landlord compliance in Camden: the local picture
A Camden portfolio spanning West Hampstead conversions and Bloomsbury student flats needs records linked to the actual premises and occupation. Peachtree Maintenance coordinates relevant inspections, repair instructions and outstanding actions using the landlord information supplied. Include any licence conditions, building management contacts and permissions affecting common parts. Near King's Cross, communal heating records should be distinguished from equipment maintained inside the tenancy. Keeping that separation at handover helps a new agent understand which tasks are completed, which remain with a freeholder and which require council clarification.
What the rules say
Most lets need a gas safety record every 12 months where there is gas, an EICR at least every five years, a valid EPC rated E or above, and working smoke and carbon monoxide alarms. HMOs and licensed properties usually carry further requirements.
Managed compliance means one calendar for every certificate, renewals booked before they lapse and documents stored digitally per property, so you can show what was done and when.
Camden licensing
Camden's borough-wide additional HMO licensing scheme came into force on 8 December 2025 and covers qualifying shared homes occupied by three or more people from two or more households. It also includes qualifying buildings converted into self-contained flats that do not meet the specified building standards where less than half the flats are owner-occupied.
