Landlord compliance in Westminster: the local picture
A Westminster agent may manage a Mayfair flat above a shop, a Pimlico conversion and a Victoria apartment within one portfolio. Build separate records around each property rather than applying the same communal-service assumptions to all three. Peachtree Maintenance coordinates relevant inspections and repairs using the tenancy details and building responsibilities supplied. Record selective or HMO licensing checks alongside certificates where applicable. For managed blocks, keep outstanding freeholder actions visible so that an internal repair is not mistaken for completion of a wider building obligation.
What the rules say
Most lets need a gas safety record every 12 months where there is gas, an EICR at least every five years, a valid EPC rated E or above, and working smoke and carbon monoxide alarms. HMOs and licensed properties usually carry further requirements.
Managed compliance means one calendar for every certificate, renewals booked before they lapse and documents stored digitally per property, so you can show what was done and when.
Westminster licensing
Westminster has renewed its borough-wide additional HMO licensing scheme, effective from 31 August 2026 until 30 August 2031. The council also states that selective licensing applies to qualifying non-HMO private rented properties in fifteen wards, with address coverage and exemptions to be checked separately.
