Landlord compliance in Wandsworth: the local picture
Agents handling a mix of Roehampton estate flats, Northcote rentals and Wandsworth Town apartments need a property-level record of responsibilities and outstanding work. Peachtree Maintenance offers one point of contact for coordinating inspections and repairs, with photo evidence on every job. Digital certificates support the compliance file, and monthly consolidated invoicing for agents simplifies reconciliation. Wandsworth's selective licensing designations should be checked against the exact ward, not the nearest station. Retain any council conditions alongside the maintenance diary so an ordinary repair does not get mistaken for completion of every regulatory requirement.
What the rules say
Most lets need a gas safety record every 12 months where there is gas, an EICR at least every five years, a valid EPC rated E or above, and working smoke and carbon monoxide alarms. HMOs and licensed properties usually carry further requirements.
Managed compliance means one calendar for every certificate, renewals booked before they lapse and documents stored digitally per property, so you can show what was done and when.
Wandsworth licensing
Borough-wide additional HMO licensing began on 1 July 2025 for qualifying HMOs outside mandatory licensing, subject to exemptions. Selective designation 1 covers Furzedown, Tooting Bec, Tooting Broadway and South Balham; designation 2 covers East Putney, West Putney and Northcote from April 2026.
