Fire risk assessment in Wandsworth: the local picture
Fire risk assessment arrangements differ between a Tooting HMO, a Battersea converted house and a large riverside apartment building. Agree the premises covered, responsible person and available records before the assessment is arranged. Peachtree Maintenance can coordinate assessment support and practical maintenance arising from the findings. Common stairs, fire doors and service openings in older Putney conversions need building-specific consideration, while managed blocks require liaison with the party controlling communal areas. Job photographs help show completed repairs but cannot establish that the whole building's fire precautions are satisfactory.
What the rules say
The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person for common parts of multi occupied buildings, most HMOs and commercial premises to carry out a suitable fire risk assessment and keep it under review.
The Fire Safety Act 2021 confirmed this includes the building structure, external walls and flat entrance doors. Since October 2023 the full assessment must be recorded in writing. Reviews are expected regularly and after any significant change.
Wandsworth licensing
Borough-wide additional HMO licensing began on 1 July 2025 for qualifying HMOs outside mandatory licensing, subject to exemptions. Selective designation 1 covers Furzedown, Tooting Bec, Tooting Broadway and South Balham; designation 2 covers East Putney, West Putney and Northcote from April 2026.
