Fire risk assessment in Kingston upon Thames: the local picture
Kingston shared houses used by students can have busy kitchens and several separately occupied bedrooms, making escape arrangements and maintenance of precautions especially important. A fire risk assessment needs the current layout and occupation, not an old letting plan. Peachtree Maintenance helps coordinate assessment support and repairs identified through the process. For Surbiton converted buildings, agree whether common stairs and entrance doors are within the instruction. In managed Norbiton blocks, liaise with the responsible party for communal areas, and do not substitute a flat-level repair record for the building's assessment.
What the rules say
The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person for common parts of multi occupied buildings, most HMOs and commercial premises to carry out a suitable fire risk assessment and keep it under review.
The Fire Safety Act 2021 confirmed this includes the building structure, external walls and flat entrance doors. Since October 2023 the full assessment must be recorded in writing. Reviews are expected regularly and after any significant change.
