Fire risk assessment in Sutton: the local picture
In Carshalton converted houses, the escape route may pass through a shared entrance and stair, while Sutton town centre blocks have communal arrangements managed separately from individual flats. Fire risk assessment work needs a defined scope, current occupancy information and access to the relevant common parts. Peachtree Maintenance helps coordinate assessment and resulting maintenance actions, including recording visible defects for the responsible person. A photograph of a repaired door or cleared obstruction is useful evidence, but it does not replace a competent assessment of the building and its fire precautions.
What the rules say
The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person for common parts of multi occupied buildings, most HMOs and commercial premises to carry out a suitable fire risk assessment and keep it under review.
The Fire Safety Act 2021 confirmed this includes the building structure, external walls and flat entrance doors. Since October 2023 the full assessment must be recorded in writing. Reviews are expected regularly and after any significant change.
Sutton licensing
Sutton operates borough-wide additional HMO licensing for HMOs below the mandatory five-person threshold, subject to exemptions. Mandatory licensing continues to apply to qualifying larger shared properties.
