HMO licensing in Sutton: the local picture
Sutton Council describes borough-wide additional HMO licensing as well as national mandatory licensing. For a shared property in Wallington or Rosehill, Peachtree Maintenance can help organise maintenance evidence, inspection records and practical remedial tasks around the actual room layout. Supply current occupancy information and any existing licence conditions before work is scoped. The council decides whether a property needs a licence and whether an application meets its requirements. Alterations to a Cheam family house also need separate consideration of planning and building control, not just the licensing paperwork.
What the rules say
In England a mandatory licence is needed where five or more people from two or more households share facilities such as a kitchen or bathroom. Councils can also run additional licensing for smaller HMOs and selective licensing for other private lets.
Applications usually need current gas, electrical and fire safety documents, floor plans and management details. Licences commonly run for up to five years and carry conditions. We help gather the evidence and keep it current. We are not a law firm.
Sutton licensing
Sutton operates borough-wide additional HMO licensing for HMOs below the mandatory five-person threshold, subject to exemptions. Mandatory licensing continues to apply to qualifying larger shared properties.
